What is “Good Ventilation”?

Ventilation plays a crucial role in preventing mold growth by reducing moisture levels in the home. Here are several aspects of ventilation to consider:

  1. Natural Ventilation: Open windows and doors to allow fresh air to circulate, especially in areas prone to moisture like bathrooms and kitchens. This helps reduce humidity levels.
  2. Mechanical Ventilation: Use exhaust fans in bathrooms, kitchens, and laundry rooms to pull moist air directly outside. (Make sure these fans are vented to the exterior and not into the attic or crawl space. Your home inspector will help with that).
  3. Attic Ventilation: Proper attic ventilation helps prevent moisture buildup and mold growth in the attic. This can be achieved through a combination of soffit vents, ridge vents, and gable vents. To be sure these are in place and actually providing ventilation, you’ll need to get into the attic. This is another one your inspector will help with).
  4. Basement and Crawl Space Ventilation: Ensure that bathrooms, basements, and crawl spaces are well-ventilated to prevent continuous dampness. Using a dehumidifier can help maintain low humidity levels in these areas. You’ll want to keep the humidity level in these areas between 30% and 50% – with a maximum level of 60%.
  5. HVAC Maintenance: Have your heating, ventilation, and air conditioning (HVAC) system maintained at least once per year to ensure it’s functioning properly. Clean or replace filters regularly to improve airflow and reduce moisture, and make sure you know where the condensate line from the air handler is discharging. You’ll want to check it regularly to ensure that it is not clogged and that the water it is discharging is not collecting somewhere in the home, contributing to high humidity levels.
  6. Air Circulation: Use air conditioners and ceiling fans to promote air circulation throughout the house. Even distribution of air can help prevent areas of stagnant, moist air where mold can thrive. One of the biggest benefits of using the air conditioner is that when it is running, it is constantly removing moisture from the air. (And you don’t have to keep it freezing inside your home to reap the moisture-removing benefits).
  7. Drying Wet Areas: Promptly dry any areas that become wet or damp, such as after a shower or cooking. Wipe down surfaces, use fans, and ensure good airflow to prevent moisture accumulation.

By ensuring proper ventilation and humidity control throughout the house, you can significantly reduce the likelihood of mold growth and create a healthier living environment.
