If you can’t be there in person, schedule a FaceTime/Skype or phone call to go over the findings. You might also consider a follow-up call once you receive the report to clarify any issues.
  2. Read and Understand the Report: Once you have the inspection report, take the time to thoroughly read it. Don’t hesitate to ask questions about anything that seems unclear. Understanding the identified issues is essential for making informed decisions about your next steps.
  3. Sign the Inspection Agreement: Before the inspection starts, make sure to sign the inspection agreement. This protects you, your agent, and the inspector. Without this signed document, the inspector’s insurance may not cover the inspection.
  4. Pay for the Inspection: Payment is due at or before the end of the inspection. Unlike some other closing costs, this isn’t something that’s settled later. Make sure you’re prepared to pay on the spot.
  5. Review the Report with Your Agent: After reviewing the report, discuss it with your real estate agent. Determine what issues you’re willing to address after moving in and what concerns you might have. Since every real estate transaction is different, clarity on your contract terms regarding repairs, credits, and inspection types (e.g., as-is or information-only) is crucial.
